Chapter 493 begins construction
The next morning at 8:30, Lin Feng chaired the routine Monday morning meeting in the conference room of Shuke Company.
The long table was filled with department heads on both sides, with laptops and folders lined up and coffee cups steaming.
Ouyang Qian sat to Lin Feng's left. Today she was wearing a navy blue suit skirt, the fitted waist accentuating her slender figure. Her long hair was tied up at the back of her head, revealing a section of her fair neck.
A printed project launch plan was laid out in front of me, with the words "New Energy Vehicle Sales Center Project Proposal" printed in bold on the cover.
Raymond Lam placed his hands on the edge of the table and got straight to the point, announcing three things.
"First, Shuke Company has officially established a New Energy Vehicle Sales Division, with Ouyang Qian serving as the department director and project team leader, fully responsible for the planning, construction and subsequent operation of the project."
No one interrupted him as he spoke. Ouyang Qian sat up slightly and calmly glanced at the faces opposite her.
"Secondly, the company has reached a lease agreement with a unit under the Municipal Education Bureau to lease the former Workers' Cultural Palace Exhibition Hall and its associated parking facilities in the eastern suburbs for a term of three years. The contract was officially signed this morning."
Director Liu of the Production Department turned a page in his notebook.
"Third—" Lin Feng paused, his voice deepening, "The goal of this project is to create the largest, most comprehensive, and most professional new energy vehicle sales and service center in Jiangbei Province. Without a doubt."
There was a two-second silence in the conference room, followed by the sound of papers being turned over.
"Regarding the decoration standards, I only have one requirement—to do it the best." Lin Feng glanced around at everyone present. "Within three days, the design company will produce a preliminary plan. The main exhibition hall, the underground parking lot, the surrounding ground plaza, and the parking garage opposite will all be constructed simultaneously, with the construction period compressed to the shortest possible time. The HR department will cooperate with Director Ouyang to assemble the project team within three days, prioritizing internal transfers, and immediately begin recruiting for any vacant positions."
Production Department Manager Liu held up his pen: "General Manager Lin, the paperwork for the parking garage—"
"We've already reached an agreement with the city investment company." Lin Feng interrupted him before he could finish, "Three years, 300,000 yuan. We'll sign the contract with the exhibition hall today."
Ms. Zhou from the finance department adjusted her glasses: "What's the procedure for initial fund disbursements?"
Lin Feng tilted his chin at Ouyang Qian: "After the meeting, Director Ouyang will send out a detailed budget sheet, and the finance department will allocate funds in batches according to the milestones."
The meeting lasted less than forty minutes.
After the meeting, Ouyang Qian picked up her folder and walked quickly out of the conference room. Her high heels clicked on the corridor floor all the way, and her dark blue skirt swayed gently with each step.
The first thing I do when I get back to the office is to open the supplier directory on my computer, pick up the landline phone and clip it to my shoulder, and start dialing and typing on the keyboard at the same time.
I spent two days connecting with five commercial space design companies, three in Jiangbei province and two in Shanghai. Each company provided preliminary plans and quotes, which I then compared with Lin Feng's.
One company's design was overly elaborate, with a convoluted showroom layout that required customers to navigate several turns to find the exit. Ouyang Qian slammed the company's printed copy on the table: "Is this design meant to bring people to an exhibition or to wander through a maze?"
Lin Feng leaned back in his chair and watched her get angry. He chuckled but didn't say anything.
Another quote was overpriced, with a list of unnecessary high-premium items included in the materials list, so she rejected it as well.
The winning bidder was a Shanghai-based company that had designed the interiors of three large-scale car dealership complexes. One of their portfolios included real photos of a new energy vehicle city in Hangzhou. The style was simple and clean, with large areas of glass and metal materials paired with cool-toned lighting, creating a strong sense of technology without being ostentatious.
Ouyang Qian projected the preliminary renderings sent by the other party onto the office's large screen for Lin Feng to see. She stood beside the screen, holding a laser pointer. She had taken off her navy blue suit jacket and was only wearing a white silk shirt with the cuffs rolled up to her forearms, revealing a section of her slender, fair wrist.
"The overall style is based on silver-gray and white." The red dot of the laser pointer moved on the screen. "The entrance to the showroom is a six-meter-high curved LED screen that plays brand promotional videos and real-time sales data. The interior of the showroom is divided into independent display areas by brand, separated by semi-transparent glass partitions, which maintains a sense of openness while defining boundaries. The ceiling has a circular track light strip with adjustable color temperature—the same car can present different textures under different lighting conditions."
Turn to the next page of renderings, and the red dot moves to the second floor: "The customer lounge is located on the second-floor atrium, where customers can overlook the entire showroom. It is also equipped with a coffee bar and a children's play area."
Lin Feng stared at the screen for a few seconds, then asked, "How long will the construction take?"
"The designers said the main renovation will take about two months." Ouyang Qian turned to the construction schedule, stepping aside to give them a better view. "The main structure of the exhibition hall is in good condition; the height, column spacing, and electrical wiring don't need major changes. The main work is floor renovation, wall modification, and updating the lighting and air conditioning systems. The real time-consuming parts are the custom-made and installed LED screens and the reinforcement of the steel structure on the second-floor platform. If the construction team works in three shifts, the construction period can be reduced to fifty days."
"What about the parking garage?"
"It's faster over there. The framework is already in place. The main work is the interior decoration—epoxy resin flooring, parking space markings, lighting and ventilation, payment system, and monitoring equipment. It can be completed in twenty days. The hardening of the underground parking lot and the surrounding ground plaza will take about the same amount of time. If we start construction at the same time, it can all be done within a month."
Lin Feng turned his gaze from the screen to her: "What's the total budget?"
"Three million." After announcing the figure, Ouyang Qian added, "This includes renovations, equipment, personnel, business development and promotion, and three months' operating reserve. I've already checked with the finance department; the funds will be disbursed in three installments."
Lin Feng glanced at the rendering one last time and nodded: "We'll go with this company. Have the construction team start work within three days."
"Okay, Mr. Lin." Ouyang Qian turned off the projector, picked up the suit jacket draped over the back of the chair and put it back on. Her movements were crisp and efficient. She walked out of the office, her straight lines accentuated by her A-line skirt, and the door closed gently behind her.
For the next two weeks, the entire Shuke Company was like a machine that had been put on fast-forward.
Lin Feng went to the site to take a look on the day the construction team arrived.
Excavators and concrete mixer trucks were parked in the plaza outside the exhibition hall, and workers were dismantling the old entrance and rusty flagpoles. Scaffolding had been erected under the parking garage across the street, and the remaining formwork on the exterior walls was being removed piece by piece, revealing the complete concrete frame structure.
The roller shutter door of the underground parking lot was pried open, and the water pump inside was rumbling as it pumped out the accumulated water. The murky water jets sprayed out of the drainpipes and splashed into the roadside drainage ditch, creating a cloud of mud.
Ouyang Qian spends almost every day at the construction site.
I arrived at the company at eight in the morning to finish my work, and then drove to the eastern suburbs at nine-thirty, where I spent most of the day at the construction site. I changed out of my high heels and put on a pair of white flat sneakers, with my hard hat on top of my hair, and held the construction drawings in my hand, discussing the progress with the foreman.
One afternoon, Lin Feng went to the construction site and saw her standing on the steel structure platform on the second floor of the parking garage. She was holding up blueprints and gesturing to the foreman. The wind was blowing her bangs wildly, and her trouser legs were billowing in the wind. Her voice was mostly muffled by the wind, but her gestures were clear. She pointed here and there, and the foreman nodded repeatedly beside her.
"Aren't you afraid of being blown off by the wind?" Lin Feng said as she came down from the platform.
Ouyang Qian took off her helmet, wiped the sweat from her forehead, revealing a section of her hairline damp with sweat: "You won't fall, this platform has guardrails."
Have you eaten yet?
"have eaten."
"Take good care of your health, and don't try to do everything yourself."
