"You keep skirts in your office?" Lin Feng stubbed out his cigarette in the ashtray on the coffee table.

"Sometimes I have to meet clients unexpectedly, and wearing a shirt is too formal." Ouyang Qian came out of the cubicle, bent down to straighten her skirt, and her full breasts sagged as she bent over, then bounced back when she straightened up. "You can go now."

He picked up his car keys and phone from his desk, put them in a small handbag, and was the first to push open the office door.

Lin Feng followed behind her.

The back of her light blue dress only covered a little below her shoulder blades, revealing a large expanse of skin. Her back was clean-lined, with a shallow spinal groove, and her shoulder blades slid slightly beneath the skin as she walked.

The dress's cinched waist made her figure very thin, and the contours from her shoulders to her waist and then to her hips didn't look like the figure one would expect at her age.

The two walked to the elevator entrance, and Lin Feng reached out and pressed the down button.

The elevator doors opened, but the elevator was empty.

The two people went inside, and after the door closed, the jasmine scent in the small space became even more pronounced, mixing with the original cleaning agent smell in the elevator, making it hard to tell which one masked which.

"To be honest, your thinking is indeed fast." Lin Feng looked at the two shadows reflected on the elevator door panel. "Within half an hour, you explained all three things clearly: the office, cash flow risks, and the exhibition hall renovation. You brought data and solutions for each one."

"I've been thinking about these things for almost a week now," Ouyang Qian said. "It's not something I just started thinking about today."

"Then why didn't you say so sooner?"

"I'm waiting for the right time. You were focused entirely on that BYD order recently, and if I bother you with something else now, you won't listen."

Lin Feng did not respond.

His energy was completely consumed by the BYD contract, from the technical solutions to the commercial terms.

"So you came to report right after I signed the contract?"

"Yes," Ouyang Qian answered readily. "Once your attention is free, it'll be more efficient to explain things clearly all at once."

The elevator arrived at the underground parking garage, the door opened, and the motion-sensor lights turned on one by one, casting a pale, grayish-white glow on the cement floor.

Ouyang Qian's Xiaomi SU7 was parked in its designated parking space near the elevator. The car was very clean, and the paint reflected the cool light of the underground parking garage lights.

I pressed the car key, and the door handle popped out automatically.

Lin Feng opened the driver's side door and got in, then sat in the passenger seat and closed the door. A spare pair of flat cloth shoes were placed on the passenger floor mat. The car still smelled of jasmine, exactly the same scent as her shirt.

Traffic congestion in the Hehai urban area around 3 PM is not significant.

Ouyang Qian held the steering wheel with one hand and drove very steadily. When changing lanes, the timing and magnitude of her turn signal were just right, and the switching between the brake and accelerator was so smooth that it was almost imperceptible.

Lin Feng leaned back in the passenger seat, watching the street scenes flash by outside the car window, his mind still racing with those three things: setting up an office, expanding into other cities, and taking over the exhibition hall to turn it into a car sales center.

These three things form a complete logical chain: government projects have reached their limit and need to expand outwards; expansion takes time and there will be a cash flow vacuum period in between; the automobile city project can fill this vacuum period and can also form a linkage with the new energy production line.

As the car drove onto the East Ring Road, the buildings along the roadside gradually became sparser, and factories and logistics parks became more numerous.

The navigation system shows that we are still three kilometers away from our destination.

"Oh, right, there's one more thing," Ouyang Qian suddenly said. "If we're going to push this project forward, I suggest we contact the Education Bureau as soon as possible. The location and conditions of this exhibition hall are excellent, and we're definitely not the only ones eyeing it. When I went there last week, the people there said that two other companies had already called to inquire."

Which two?

"He didn't say anything specific, only that it's a local commercial real estate company." Ouyang Qian slowed down the car a bit. There was a traffic light intersection ahead. "But commercial real estate companies have a different approach than us. They probably want to take it over and turn it into a building materials market or a furniture store. If they make the first move, the price might be driven up."

"Then we need to do it as soon as possible."

"I think so too. The location there is quite good, and the venue is large enough."

……

The car turned from the main road onto the East Ring Road and arrived in less than ten minutes.

Ouyang Qian parked the car in an open area outside the main entrance of the exhibition hall, turned off the engine, and got out. Lin Feng got out of the passenger seat, stood next to the car, and scanned the entire area.

The main building of the exhibition hall is a rectangular steel frame with a glass curtain wall facade. However, some of the glass is scratched, with rainwater and dust leaving gray streaks on it.

The main entrance is a double glass door with a chain lock hanging on the handle. In front of the building is a spacious plaza with a concrete surface, from which clumps of weeds grow in the cracks. Beyond the plaza is an open space, overgrown with weeds up to waist height, but judging from its size, if it were all paved, it could easily accommodate four or five hundred cars.

Ouyang Qian locked the car and walked over, standing next to Lin Feng.

She pointed ahead, the hem of her light blue dress billowing in the wind, clinging to her calves, the side slit slightly open, revealing a glimpse of her outer thigh. "There's a bus stop over there, and another 500 meters ahead is the station for the extension of Metro Line 2. Transportation is quite convenient. If clients are coming from out of town, it's a ten-minute drive after exiting the highway."

"There should be. We can ask Director Zhao when he gets here." Ouyang Qian said, turning around and pointing across the street. "But look over there."

Lin Feng looked in the direction she was pointing.

Across the street was a construction site enclosed by fences, inside which stood a gray cement building, about five stories high. The exterior was neither tiled nor painted, and the exposed concrete walls bore the wood grain marks left after the formwork was removed.

The building's framework is complete, but the banners hanging on the construction site have faded, and you can still vaguely see that they depict the original project renderings. The words "parking garage" are still legible.

"The original plan was to build a large parking garage around the exhibition hall, but the exhibition hall itself never got going. The investor's funding dried up, and only the main structure was completed; nothing was installed inside. I heard from Director Zhao that it's been sitting there for almost three years." Ouyang Qian withdrew her hand, tucking her wind-blown hair behind her ear. "There's an underground passage that directly connects the parking garage to the exhibition hall; it's about a three-minute walk."

Lin Feng stared at the unfinished building for about ten seconds.

If we acquire a parking garage with 5,000 spaces, it would be enough not only for a sales center, but also for hosting large-scale auto shows, test drive events, and brand launches in the future.

The key is that it's cheap!

The property owner is probably hoping someone will take over a project that has been rotten for three years, even if it means paying a lower rent, because it's better than it continuing to rot.
