The Secret of the Yoga Club: The Women's Identity is Not Simple
Chapter 489 Cooperation and Win-Win
Just as he was about to speak, a black Passat turned in from the East Ring Road and stopped next to Ouyang Qian's Tesla.
The driver's side door opened, and a man around fifty years old got out. His hair on top was thinning, with the remaining tuft neatly combed across his head.
The other person was wearing a white short-sleeved shirt, tucked into dark gray trousers, with a slightly tight belt, revealing a protruding belly. A pen and a business card holder were tucked into the shirt pocket.
"Director Ouyang, I'm so sorry, I was in a meeting and that kept me late." Director Zhao walked over quickly, shook hands with Ouyang Qian first, and then turned his gaze to Lin Feng.
Ouyang Qian introduced them: "This is General Manager Lin from our Shuke Company. General Manager Lin, and this is Director Zhao. The exhibition hall is under their management; it's an asset of the municipal education system."
Director Zhao paused visibly when he heard the name "General Manager Lin," then quickly recovered, reaching out with both hands to shake Lin Feng's hands three times. "General Manager Lin? The General Manager Lin from Shuke? Oh my, I've heard so much about you before, I didn't expect you to be so young. You were the equipment supplier for that digital transformation project for the Municipal Education Bureau last time, weren't you? Shuke Company is quite influential within our system now!"
"You're too kind, Director Zhao." Lin Feng shook hands with him and then let go. Director Zhao's palms were a little damp; he must have sweated during the meeting.
Security personnel have already unlocked the chain lock on the main entrance.
Director Zhao led the two inside, explaining things as they went.
He speaks rather quickly, with the distinctive style of a grassroots public institution cadre—a pace that tries to sound professional while also being a bit rambling.
"This used to be the Hehai City Workers' Cultural Palace, built in 2005. Later, the Cultural Palace moved to the new urban area, and this place was converted into an exhibition hall. It is divided into three areas: Area A is the main exhibition hall, Area B is the secondary exhibition hall, and Area C was the original office and logistics room. It has a two-story structure, with a 12-meter high ceiling on the first floor and a 3.6-meter high ceiling on the second floor. The area of the second floor is about two-thirds of that of the first floor. It was mainly used for calligraphy and painting exhibitions and photography exhibitions in the past, and it has been basically idle for the past few years."
The door to the main exhibition hall was pushed open by security personnel. Director Zhao reached for the electrical distribution box on the wall and turned on the switches one by one.
The overhead fluorescent lights flickered a few times, then came on, casting a pale white light that illuminated the entire exhibition hall clearly.
The interior space is indeed large.
Area A alone is about 2,000 square meters. The floor is terrazzo, some parts are polished to a shine, and some parts have cracks.
The walls were painted with white latex paint, but it had already yellowed. There were several spots at the corners where it had peeled off due to dampness, revealing the gray cement base underneath. Several rows of fluorescent light tubes hung from the ceiling, some of which were burnt out and hadn't been replaced.
At the end of the exhibition hall, there was a stage with a faded banner that read "The Third Hohai City Youth Science and Technology Innovation Achievement Exhibition".
Lin Feng stood in the center of the showroom, looked around, and then looked up at the ceiling. The ceiling was high enough, over eight meters. This height was perfect for a car showroom. Some brand dealerships require a minimum ceiling height of six meters for optimal display and customer visual experience.
Director Zhao led them through the connecting corridor between Area A and Area B, showed them the secondary exhibition hall and the support rooms, and then went up to the second floor.
The layout of the second floor is completely different from the first floor. It has been divided into more than a dozen rooms of varying sizes, originally used as a temporary exhibition hall and VIP reception room. The wooden floorboards creak when you step on them, and some parts are already warped.
"Mr. Lin, I heard Director Ouyang mention it when he came last time, saying that you're planning to get into selling new energy vehicles?" Director Zhao stopped in the second-floor corridor, took out a cigarette case and offered one to Lin Feng.
Lin Feng took it, and the two of them lit cigarettes, the smoke slowly dissipating in the empty corridor.
"Yes, the plan is to transform this place into a centralized new energy vehicle sales center, bringing together several mainstream brands on the market to create a one-stop car buying platform." Lin Feng flicked his cigarette ash. "The showroom, repair workshop, customer rest area, delivery area, plus test drive route—this area is sufficient."
Director Zhao nodded and took a drag of his cigarette. He remained silent for a few seconds, probably calculating the price and the relationship.
Lin Feng was obviously aware of his relationship with the government, so he didn't quote an inflated price like he would to ordinary tenants, but instead gave a more realistic figure.
"Mr. Lin, let me be frank with you. This exhibition hall has been idle for almost a year, and the higher-ups have been urging us to revitalize the assets, but such a large area is not suitable for ordinary tenants. If you are sincere about renting it, I can negotiate a discount on the rent. It's two million a year, with a minimum lease of three years. You will be responsible for the property management fees and utilities yourself. At this price, you can't even rent a warehouse in the same area. I only dare to offer this price because of the sincerity that Director Ouyang showed last time, and because of your reputation at Hohai University."
Lin Feng did some mental calculations.
Two million a year, which works out to a little over twenty yuan per square meter per month, more than half cheaper than the forty-five yuan that Ouyang Qian mentioned before.
The price offered by Director Zhao was not the market price, but a price based on personal connections, which also shows that the Education Bureau was indeed eager to sell this asset.
"What about parking?" Lin Feng asked. "I looked outside just now, and the surface parking area seems limited. Are there any underground options?"
"Yes, there is an underground parking lot. It was used a few years ago, but it was closed down as the number of exhibitions decreased. The entrance and exit are behind Area C. The roller shutter door is locked, and there's probably some water inside. It can be used after a little cleaning. It's about 2,000 square meters and can park about 60 or 70 cars." Director Zhao paused here, followed Lin Feng's gaze to look out the window, and saw the unfinished parking garage across the street. "You noticed that parking garage across the street too?"
"Director Ouyang told me it's been rotten for almost three years."
"The investor is from Zhejiang, a building materials company. I don't know what possessed them to invest in this project at Hohai, but their main business ran into problems, their cash flow dried up, and they absconded. Now the ownership of this building is unclear. The investor owes the construction company money, and the construction company refuses to hand it over. The court hasn't issued a final judgment yet." Director Zhao stubbed out his cigarette on the windowsill in the corridor, turned to look at Lin Feng, and said, "However, Mr. Lin, if you need help, I can help you coordinate. The city investment company has communication channels with the court. For now, we can lease it to you for 300,000 yuan for three years—just a symbolic management fee. It's just sitting there unused anyway. Once the ownership issue is clarified, we'll give you priority for long-term use."
Lin Feng stubbed out his cigarette on the windowsill and tossed it into a nearby abandoned tin trash can. He glanced at Ouyang Qian, who was standing a few steps away. Ouyang Qian looked up after sensing his gaze and nodded slightly.
"Director Zhao, can the contract be signed tomorrow?" Lin Feng asked.
Director Zhao was taken aback, clearly not expecting Lin Feng to make the decision so quickly.
He quickly pulled out his business card holder from his shirt pocket, took out a card, and handed it to Lin Feng. "Yes, yes, yes, I'll have the legal department draft the contract tomorrow morning. Director Ouyang can handle the rest. Mr. Lin is really decisive; no wonder your business is so big."
"Director Zhao, you flatter me! This is a win-win situation!"
"Yes, yes, yes! Since Mr. Lin is so agreeable, I can apply to the bureau to try and get the property management fee waived."
"Thank you very much, Director Zhao!"
